From there, fill in the information requested and take a quick survey just in case we need to match you with a roommate. Once you input your guarantor information and other financial details, you’ll be on your way to signing your own personalized, individual lease agreement. Secure Your Apartment at 21 Rio.
An individual lease means independence. When you lease an apartment at 21 Rio, you’ll sign your own lease agreement. That means that you will be responsible for your portion of the rent, and nobody else’s. The rent you pay pertains to your bedroom and your share of the total cost of the unit. No more worrying about anybody’s finances but your own!
At 21 Rio, we don’t require cosigners for our leases. Instead, we require guarantors. Learn about guarantors below.
Guarantors are a third party outside of a tenant and a landlord that ensure the timely, full payment of rent. Usually, these are financially stable individuals close to 21 Rio residents.
Apartments are unfurnished, but staff can recommend furniture rental companies to make the furniture selection process an easy one.

Of course. We have a secure, covered parking garage for the exclusive use of our 21 Rio residents. To discuss getting your personal parking spot, contact our leasing office. Spaces are limited and leased on a first-come, first-served basis, so be sure to call to inquire about a parking spot today.
The safety of our residents is our first priority at 21 Rio. Security features include 24-hour mobile patrol, weekend security patrols, emergency maintenance, surveillance cameras in all public access areas, and controlled community and building key fob access.
Absolutely! You and your furry friends are more than welcome to come call 21 Rio home. Your pets must meet our requirements and all roommates must agree to have a pet in the unit. Please ask a leasing agent how you can register your pet!


Once You Move-In.
Each unit at our apartments in Austin has its own mailbox in the mailroom on the first floor of the building located near the resident lounge and leasing office. All mail for the entire unit will be delivered there. If a package doesn’t fit in the mailbox, it will be delivered to our leasing office.
We make things easy with our online Resident Portal. Paying rent is done completely online and can even be automated. When you become a resident, you’ll create an account to access your Resident Portal, where you’ll see an option in the dashboard to pay your rent each month.
The Resident Portal is where you can also go to submit maintenance requests. You can see a log of the maintenance requests you’ve submitted and the status of each. You can navigate to the maintenance tab in the portal, or you can simply press the “Submit Maintenance Request” button on the homepage of the dashboard.
