At 21 Rio Apartments, all leases are by-the-bed and per-person. Individual lease agreements means that the resident is only financially accountable for their own space. In the event that your roommate transfers or decides to break their housing contract, you will not be responsible for covering their portion of the rent.
Your monthly installment covers the cost of your individual bed space and unit furnishings, as well as some utilities such as Internet access and trash collection services.
Yes, 21 Rio Apartments provides complimentary roommate matching services. When completing the online application, you can choose whether to add chosen roommates in a roommate group or opt in to our roommate questionnaire. This questionnaire will cover your major, study habits, daily routine, and lifestyle preferences to best pair you with a compatible roommate.
Yes, on-site resident parking is available.
21 Rio Apartments is proud to be a pet friendly community! Both dogs and cats are welcome. We require a non-refundable pet fee of $500 and a monthly pet rent of $50. The pet fee and rent are collected on a per pet basis. A maximum of two pets are allowed per unit. Contact us today for more information on our pet policy.

Our Resident Portal app makes submitting maintenance and work order requests simple! This app allows our maintenance staff to conveniently keep track of maintenance concerns and communicate timely updates on repair status. Most requests are completed within 24 hours. In the event of an emergency request, such as flooding, call the property phone number so that you can be connected to an on-call technician.
Our contract is binding and cannot be terminated or cancelled. Residents can choose to re-let their bed space by finding a resident to take-over their lease term. Please contact our management team for more information on re-letting.
